A 1990s town on US 36
Most of Superior was built in a short window. The American Community Survey (2020–2024) counts about 13,300 people and 5,270 housing units, and about 3,070 of those homes were built in the 1990s, much of it in the Rock Creek neighborhood. Another 1,150 came in the 2000s. Superior's Census median home value is among the highest in our service area.

After the Marshall Fire
On December 30, 2021, the Marshall Fire burned through parts of Superior and Louisville in high winds. Boulder County's damage assessment counted 378 residential structures destroyed and 58 damaged in the Town of Superior, much of it in Original Town and Sagamore. A wood fence attached to a house can carry fire right to its walls. Many rebuilt homes now have metal fences near the house, and many owners who were not affected are swapping the first few feet of wood fence beside the house for metal.
Metal next to the houseSuperior's fence rules
Superior's fence permit requirements are more design-focused than most:
- Residential fences need a Zoning Compliance for Fences, with a $50 review fee. Approved permits do not need inspections.
- Fences are limited to 6 feet; fences in the required front yard setback to 4 feet.
- No fence closer than 12 inches to a public sidewalk.
- Fence tops must be level, stepped or following the terrain, with the bottom no more than 6 inches above grade.
- Gates must match or complement the fence, and metal post caps must be painted to match.
- Gates onto open space need a separate Gate Permit.
Many Superior neighborhoods are covenant-controlled too, and the Town does not enforce covenants, so HOA approval is a separate step.
Rock Creek and open-space lots
Rock Creek backs onto a lot of open space and trail. Open metal fences keep the views and meet the town's design rules more easily than solid ones. For a gate onto open space, plan on the separate permit.
Superior is about 20 minutes up US 36 from Westminster. Our aluminum and pool fencing page covers the rust-proof option for sprinkler-heavy yards.
